Futurity Finance, one of White Rose Finance’s ARs, were approached by a client looking to purchase 9 flats in London, sat above 2 commercial units. The purchase price was £3.8 million with a plot value £5.8 million. The client borrowed against the split and his unencumbered stock. There were some quirks to the deal including: probate sale, challenge to probate, letters of administration and grant of authority required by bank. Using his surveying skills, Stephen Gallagher at Futurity Finance was able to deeply analyse split values of assets with client pre-valuation. The deal was proposed in September 2024 and completed in February 2025. With £2 million of equity being created from title split, an amazing result for the client!
£750k loan with Funding Circle

News – 01/04/2025 One of our network partners Atlas Business Finance have recently completed on Funding Circle’s largest unsecured loan to date! Product Type – Business Loan over 60 months (fully unsecured with just PGs). The customer settled a £1m loan that was secured against their personal property and swapped to this instead and it was a better rate! Loan Value – £750k loan – £686k ‘new money’ into the business – remaining £64k was a CBILS refinance, which helped the customer save thousands per month for the first 12 months or so. The original CBILS was £250k at around £6.5k per month and this £750k is costing £16k per month so they unlocked an extra £686k for an additional £10k per month essentially. Purpose of Loan – Huge expansion, the client’s turnover is set to be doubled in the next three years, and is already at £8m. They will be employing a lot of new employees in the process. Exit – No early settlement fee, the client can settle at any point and just pay the outstanding capital. As this was a remortgage, no solicitor was required to be instructed. The case was protracted by the tenant not being available for the valuation with the surveyor not being able to access the property, so an additional charge was incurred. It was then made more difficult by a pending lease registered with the Land Registry that the client was unaware of, which had to be expedited. The bridging funder was keen to start repossession proceedings and due to the unforeseen delays Ozgen kept them in the loop by negotiating a short-term extension between the funder and the Borrower to allow enough time to complete. Partner Earns £100k on a Single Deal! Deal Type: Development Finance Loan Amount: £10 Million Partner Commission: £100,000 Despite quoting on a development that didn’t progress, a locum Finance Director (FD) had been so impressed with terms secured by White Rose that the same FD asked us to quote for their latest client. The relationship with this FD was managed by one of our Appointed Representative (AR) partners from his home in Spain, whilst the FD’s newest client was a family firm who had expanded from retail businesses into operating an extensive property portfolio. This expansion of the family firm had been going on for many years, to the extent that the client now held almost £100m in commercial investments with the dividends paid out to a large number of family members. David Fine Relationship Manager The family was in the pleasant position of having very little debt on current properties and so wanted to build, rather than buy, more commercial properties to generate more income for the family. A loan of £5m for development became £10m and like a lot of corporate clients do, rather than borrowing short-term debt on the development, it was decided borrowing long-term on the currently portfolio was cheaper and less stressful – so £20m of property was found to be used as security for a sub 50% LTV loan. Good clients, blue-chip tenants and good industrial properties in Chichester, Reading and Christchurch made this a Tier 1 deal at the corporate level of a prime bank. This level of lend is just at the cusp where standard “boiler plate” loan agreements become more bespoke and the client was adamant on what they wanted from rental and tenant covenants. As a corporate deal the bank engaged in the majority of these discussions on swaps and caps albeit the negotiation went on for longer than expected. Ultimately however a term sheet delivered on what the client wanted and the loan completed in two tranches. The combination of support from David Fine at head office worked well whilst the AR was based overseas, and the bank paid out £65,000 on the entire £10m facility day 1. In addition the AR had negotiated a broker agreement that took the total fee income up to 1% of the facility – so a gross fee income of £100,000 was generated. Want to Start Funding Deals Like These?
