Another £750k loan with Funding Circle

£4.5 Million Bridging Finance in London

Futurity Finance, one of White Rose Finance’s ARs, were approached by a client looking to purchase 9 flats in London, sat above 2 commercial units. The purchase price was £3.8 million with a plot value £5.8 million. The client borrowed against the split and his unencumbered stock. There were some quirks to the deal including: probate sale, challenge to probate, letters of administration and grant of authority required by bank. Using his surveying skills, Stephen Gallagher at Futurity Finance was able to deeply analyse split values of assets with client pre-valuation. The deal was proposed in September 2024 and completed in February 2025. With £2 million of equity being created from title split, an amazing result for the client!
£750k loan with Funding Circle

News – 01/04/2025 One of our network partners Atlas Business Finance have recently completed on Funding Circle’s largest unsecured loan to date! Product Type – Business Loan over 60 months (fully unsecured with just PGs). The customer settled a £1m loan that was secured against their personal property and swapped to this instead and it was a better rate! Loan Value – £750k loan – £686k ‘new money’ into the business – remaining £64k was a CBILS refinance, which helped the customer save thousands per month for the first 12 months or so. The original CBILS was £250k at around £6.5k per month and this £750k is costing £16k per month so they unlocked an extra £686k for an additional £10k per month essentially. Purpose of Loan – Huge expansion, the client’s turnover is set to be doubled in the next three years, and is already at £8m. They will be employing a lot of new employees in the process. Exit – No early settlement fee, the client can settle at any point and just pay the outstanding capital. Originally established in 2014, the programme provides comprehensive training for commercial finance brokers operating as appointed representatives (ARs) within the White Rose Finance Group network. This re-accreditation underscores the high standard of training delivered by Brokerplan Academy and highlights the shared commitment between White Rose Finance and LIBF to fostering excellence in financial services.
