The client required funds quickly to remortgage a bridging loan on a tenanted commercial property in Kent. As this was a remortgage, no solicitor was required to be instructed.
The case was protracted by the tenant not being available for the valuation with the surveyor not being able to access the property, so an additional charge was incurred. It was then made more difficult by a pending lease registered with the Land Registry that the client was unaware of, which had to be expedited.
The bridging funder was keen to start repossession proceedings and due to the unforeseen delays Ozgen kept them in the loop by negotiating a short-term extension between the funder and the Borrower to allow enough time to complete.
